There are many ways you can achieve this and add value, such as renovating, enhancing curb appeal, and making any necessary repairs. Step 2: Listing Your Home

Your home is about to make its big debut on the market, but putting it on the MLS is only one small piece of the marketing formula. Step 3: Making it Shine

First impressions are everything, period. Clean your home from top to bottom, including things
like washing walls and windows, and declutter where needed. Having too many personal items makes it difficult for a buyer to visualize themselves living in the home, and too much furniture or incorrectly placed furniture can make a space feel smaller than it really is. Peter’s team will go room by room and give you a “to-do” list to help guide you towards getting it ready for market. The goal is to create a neutral, clean, fresh, bright and airy space that welcomes any buyer and makes them feel good when they visit. This is what will generates an offer.

Step 4: Accepting an Offer

A good offer is not just about price, as favorable dates and terms play key factors. Peter’s team will help you review and discuss the details of any offer, to help you make a decision about how to respond. Buyers often have conditions included with their offer, which may be things like; a home inspection, finance approval, a bank appraisal, or the sale of another property. They may also ask for things like appliances to be included, or to have repairs made after they get the home inspection report back. Peter and his team will give you the pro’s and con’s about each part of any offer, so that you can make an informed decision about either accepting it, countering it or rejecting it.

Step 5: Your Next Home Awaits

Congratulations – you have sold your home, now it’s time to get packing! Whether it’s weeks or months between finalizing the sale and physically moving out, there’s a couple of things to keep in mind during this busy time; your home must be in the same condition when the buyer moves
in as the day they bought it, and any items that are fixed (attached) to the home or specifically included with the sale must remain. And don’t forget to have your home insurance transferred to your new property, in addition to things like hydro, gas, internet and telephone services. While you’re busy getting ready for the big day, Peter’s team will co-ordinate with your lawyer to ensure the sale is processed so that the land title transfer is ready on the correct date.
